Access to private capital will be a key part of Downtown's success story. MDC can enhance this access in two important ways. First, MDC should invite all Treasure Valley financial institutions to a presentation on Downtown Meridian's Marketing Strategy. A CD should be provide to each participant. Emphasis in the exchange should be on Downtown's exceptional market conditions and potential to grow as a major urban center. MDC's team, including the City, should be present to emphasize the public-private partnership in place to implement the vision. This presentation will go far in advancing Downtown's reputation among financial institutions. Indeed, they may become active advocates for Downtown development themselves. Second, MDC should work with local financial institutions and Sage to establish a low interest privately funded loan pool for desirable private development in Downtown. The pool, whoever manages it (e.g., MDC or banks or Sage), should only be available to borrowers who are endorsed by MDC. This will provide a genuine incentive for property owners and developers to invest in MDC's vision. |
